ABOUT THE PROPERTY

Gorgeous open water views with a Northern exposure in the heart of Gun Barrel City.  What more could you ask for than to have these kind of views, be in town, close to shopping and dining, AND have a park close by?

The property is currently zoned for "R-TH" Residential Townhouse District.  Utilities are already on the land. The site has 4.568 acres (fee simple)  and 1.25 acres in a useable easement over property owned by Tarrant Regional Water District.  Water frontage 1,383.66.  Highway frontage is 687.76.  The property is located on the north side of the State Highway 334 causeway on Cedar Creek Lake between Gun Barrel City and Seven Points, Texas in the northwestern portion of Henderson County and the southeastern portion of Kaufman County, and in the city limits of Gun Barrel City.  The northern portion of the site lies within the James Cargile Survey, Abstract No. 162, and the southern portion of the site lies within the W. Hockaday Survey, Abstract No. 283.  

State Highway 334, also known as E. Cedar Creek Parkway (FM-85) is a 140 foot right of way that traverses in an east/west direction along the southern edge of the site.  At this time State Highway 334 is a two lane, asphalt paved road.  The highway widening project is set to begin within two years.  The bridges will be widened to four lanes and raised to accommodate boat traffic underneath.  A 50 foot pipeline easement traverses the southeastern portion of the subject site.  

The topography of the site is basically level to gently sloping and is at a grade level along the State HIghway 334 road frontage.  The site slopes downward to the waterfront along the northwest, northeast, and southwest sides. 

The water and sewer services are provided by West Cedar Creek Municipal Utility District.  Electrical and natural gas services are furnished by Oncor Electric and Atmos Energy.  Telephone service is available from CenturyLink.  There are several satellite companies and one cable company in the area.  Municipal police and fire protection are provided by Gun Barrel City and Henderson County.  

 

ABOUT CEDAR CREEK LAKE

Cedar Creek Lake was constructed between 1961 and 1965 in the woodlands of East Texas.  The surface area of the lake is 32,873 acres and is approximately 8.5 miles wide and 18 miles long, with a shoreline of approximately 220.6 miles.  A large percentage of residents are "Week-enders" commuting from Texas areas such as DFW, Austin, and Houston.  Dallas is a mere 65 miles away.  

The water controlling authority for Cedar Creek Lake is Tarrant Regional Water District.  The conservation pool is 322 feet and the normal water fluctuation level is 4 feet.  The predominant fish at Cedar Creek Lake is largemouth bass, blue,channel and flathead catfish, white and hybrid striped bass, and crappie.

Cedar Creek Lake is a popular lake for recreational boating, wakeboarding, water skiing, tubing, jet skiing, and fishing. All around the lake you will find places to dine, shop, get gas, and even find an antique or two.  The surrounding towns around the lake are Gun Barrel City, Mabank, Payne Springs, Enchanted Oaks, Eustace, Log Cabin, Caney City, Malakoff, Star Harbor, Trinidad, Tool, Seven Points, and Kemp.  In all of these areas you will find residential, waterfronts, offwater homes and acreage properties.  Area attractions include Tom Finley ParkTexas Freshwater Fisheries Center in Athens, NY-TX Zipline Adventures in New York, Canton Trade Days, Purtis Creek State Park in Eustace, Tara Winery in Athens, Cedar Creek Brewery - and all are close to the lake.

PARKS

Although Cedar Creek Lake is primarily a lake with waterfront homes all around it, you can also find a few campgrounds.  There are some public boating ramps and parks; many private Property Owner boat ramps and parks for residents and guests.  Tom Finley Park is located across the street and includes many day picnicking spots, swim areas,  fishing pier, boat ramp and parking.  This park is a popular spot in the summer season.  

SCHOOLS & MEDICAL CARE

The Mabank ISD has three elementary schools, one  Intermediate school, one junior high school and one high school. Gun Barrel City does have an Emergency Room Center with ETMC ( East Texas Medical Center).  Staffed by a team of trauma care specialists, it provides the same services as a hospital-based emergency center, and includes heart attacks, strokes, fractures, lacerations, sprains, bronchitis and flue, and abdominal pain treatment.    In additional there ETMC has a hospital in Athens, Kaufman and Tyler.  There are many different doctors, dentists, chiropractors and such throughout the Henderson/Kaufman counties.

CONCEPTS FOR DEVELOPMENT

There are many different possibilities the property can be developed as.  We have concepts for Residential, Townhomes and a Hotel.  

TOWNHOME PLAN

 

The property has been platted into 49 lots, with 48 of them (Lots 1-48) being lots for future development of townhomes.  Lot 49 is the balance of the property not identified as townhome lots that will be the common area.  30 lots will have lake views, 12 will have views of the cove and marina with distant lake views, and 6 will have distant lake views across and south of State Highway 334.  (See Conceptual Drawings below.)

Each of the 48 townhome lots will be approximately 1,350 square feet in size, with plans to improve them with two and three story townhomes.  The 30 waterfront lots are considered to be deep water type lots with the 12 cove and marina facing lots being located in somewhat shallower water.  The development will have a gated entrance and common area with a pool, spa and gazebo.  The development will also have a beach and private marina with 62 covered slips and 45 uncovered jet ski slips.  

Based on the survey/plat A Plat of Lots 1 Thru 49, Block 1, Cedar Creek Townhomes, prepared by Landes and Associates, Register Professional Land Surveyors, dated August 11, 2008, the site is irregular in shape with 687.76 feet of frontage on the north side of State Highway 334.  The site has an additional 1,106.51 feet of lake frontage on the north side of the site, and another 277.15 feet of frontage on the southeast side facing a cove in the lake.
